Every once in a while, it is good to remind our readers that we also work as exclusive buyer’s agents. Time is too limited for us to work in a non-exclusive relationship (though we can limit our exclusivity to certain towns, leaving buyers free to work with other agents in other areas). Often, we are able to work with buyers on houses that are not on the market or listed in MLS. This has actually happened a few times in the past half-year, on Moon Hill, Peacock Farm, and most recently, we had a buyer who we had showed 8 Demar Road to months back come back to put together a deal on the house while it has been off the market. We also had a similar deal for 11 Woodcock in Lincoln come together with someone who had seen it (with a buyer agent) before it had come off the market.

In early January, we posted some sample inventory listed by other agents that had caught our eye. One of them was this great house near the water in Swampscott:

Swampscott $959,000

We had showed this International style house in the fall to some clients for whom it was not a fit, when it was listed for $1,128,000. It is close to the beach. 5 bedrooms, 3.5 baths, almost 4000 s.f. of living area, built in 1964. Listed by Steven White of William Raveis Real Estate.  Well, some other clients approached us a few years ago about working together and looped back around when some life and career changes came to them. They wanted to work with us to see this house. They loved it and we negotiated a deal for them. It is pending under agreement right now.

If you would like to talk about working with us, Contact us for an appointment as buyer agents. We are glad to set you up with free, no-obligation, custom MLS searches that will email you every day with the listings you want to see, and your own custom search page will be updated in real time as listings come on and go off the market.

Here is a selective round-up of some sample available (as of this posting) modern homes in the area.

Massive Contemporary in Lincoln

Well, why not start with a 14,000(!) square foot estate with six bedrooms, seven full baths, an indoor pool, set on 12.6 acres in Lincoln? Well, before you send me your smart-alecky answers, how about a 1500-bottle wine cellar. Still not for you? Well maybe you need a whine cellar instead!  (Sorry.) I’ll invite you to the 12-seat movie theater when I scrounge up the $2.995 million asking price. But if you have the dough and want to take us along for some guidance on how to fill that wine cellar, please contact us for an appointment as buyer agents. Listed by Parvine Fotouhi of Coldwell Banker.

Sudbury Core Contemporary

Priced at the more earthly sum of $735,000, this Core Contemporary in Sudbury as five bedrooms and two 1/2 baths, with just over 3400 s.f. and an acre of land. Core was a local company that built a bunch of modest homes in the Wayland and Sudbury area using modernist principles similar to those found in Boston-area modulars, like Deck House and Techbuilt, as well as repeatable designs such as those of Walter Pierce in Lexington’s Peacock Farm. This one is listed by Sam Webb of Coldwell Banker. Contact us for an appointment as buyer agents.

Garrett Birkhoff House, Cambridge

What’s not to love here? A favorite style, designed by a noted architect — early New England/Harvard modernist, Walter Bogner — in a premier location in Cambridge. Listed by Diane Beaudoin and Todd Stuart of Brattle Associates, this brick-clad 1940 International style house has 2755 square feet of living area on almost a half acre (in Cambridge!), five bedrooms, four full baths, and  guest cottage. This might be our dream house. Come on, let’s go see this. You can buy it and we can live vicariously through your good fortune. Offered at $3,400,000, it has been on the market for 174 days and was last sold for $1,116,250 in 1995, according to public records. Contact us for an appointment as buyer agents.

And as always, keep your eyes on this space for our own new listings.
